The saying “you can’t sell your house the way you live in it” is a great motto for sellers to live by if they want to sell quickly and for top dollar. This means stepping back and looking at your property as a product and showcasing it in the best light to target the specific needs of today’s buyers. The following are some key points to consider when marketing your home for success in a competitive market.
Family Room Staged by PJ & Company Staging and Interior Decorating
This home sold within 36 hours of being listed for sale and had previously been on the
market for over one year.
1. Remove Distractions
- After decluttering and depersonalizing, find the proper balance of modern furniture and accessories that will enhance a room so that buyers can focus on it’s unique features, size and flow.
- Stage a room with just enough décor that isn’t distracting and helps buyers get an idea of what it would be like to live there with their own furniture in the space.
Kitchen Update and Staging by PJ & Company Staging and Interior Decorating
2. Boost Perceived Value With Basic Updates
- An expensive overhaul is overkill as it won’t necessarily yield a high return on investment.
- Basic updates and repairs such as bright white paint for kitchen or bathroom cabinets, new hardware, modern lighting, eco-friendly faucets and neutral wall color is all that is needed to suggest a home is in move-in ready condition.

3. Make It Memorable
- A vacant home in particular doesn’t leave a lasting impression on buyers who can’t visualize beyond what they see.
- Add key pieces of modern, clean-lined furniture, rugs, lighting and window treatments to fill the void with warmth and personality and make buyers that much more emotionally connected and more likely to make an offer.
The goal of every agent and seller in today’s market is to capture buyer interest, take them from the online listing to the front door and ultimately sell quickly and for top dollar. Investing in home staging before placing a “for sale” sign on your property will help make that goal a reality. But sellers must first understand why this initial expense will outweigh the risk of having their property sit for months with a possible price reduction and additional carrying costs (think mortgage, utilities, landscaping, etc.). Below are the key reasons why home staging is worth the investment in creating an all around successful sale.
In only two days after staging, this beautiful contemporary colonial received multiple offers and sold over asking! The PJ & Co team decluttered and updated 8 rooms with modern styling including neutral wall colors, fresh window treatments, simple area rugs and pops of color in wall art, pillows and other accents.
Boost Perceived Value and Selling Price
According to The International Association of Home Staging Professionals, 95% of staged homes sell on average in 11 days or less and for 17% above the asking price compared to a non staged home, in a similar market. Patty McCarthy, an Exceptional Properties Specialist for William Raveis Real Estate in Fairfield County, says “Millennials and Gen X consumers are willing to trade time for dollars. In other words, they will pay more if everything is done and they do not have to worry about doing it themselves.”
Stand Out From The Competition
Once a home is decluttered, depersonalized and updated with the latest design styles, it will capture the attention of a broad buying audience ready to move quickly on a sale both through online photos as well as at the showing. McCarthy says she has “continually seen staged homes sell for more money in a shorter period of time.”
After decluttering, updating, brightening and the work of the PJ & Co team, this gorgeous colonial home received multiple offers and sold in just two weeks!
Allow Buyers To Emotionally Connect
Most buyers form an opinion about a home within the first 15 seconds. If they don’t connect with the property right away they’ll turn away. A recent National Association of Realtors survey indicates that 81% of realtors feel that staging helps buyers visualize a property as a future home. McCarthy believes that “sophisticated buyers today buy on emotion more than ever and are seeking an identity with a lifestyle they would love to attain.”
Enhance Property’s Key Features
When staging a home, a great way to showcase its key features and universally appeal to both genders is by choosing neutral tones and furnishings that are clean lined yet stylish. That combined with strategic furniture layouts will also enhance the flow and perceived size of the property. McCarthy says that “as soon as one of my sellers, who was having difficulty selling her home, repainted the interior with more neutral tones, the home took a deposit.”
Less Stress for Seller
Home Stagers will work with homeowners and realtors as partners in the process, guiding them with their expertise and helping them emotionally detach from their home in order to transform the property into a product that appeals to a wide range of prospective buyers – no matter what their taste or style.
We recently helped a young couple with a new baby remodel and decorate their dated bath/laundry area so that they could enjoy comfort, functionality and style for many years to come. If you are considering a bathroom remodel, we hope our before and after photos below provide inspiration for creating your dream bathroom – please contact us if you need our help!
White vanities, quartz countertops and carrara marble continue to be on trend. We gave this dated bathroom a stylish update with faux carrara marble flooring (that wouldn’t break the budget), bright white paint for vanity, molding and trim, and a soft neutral gray wall color. The quartz countertop, polished chrome faucets and hardware, framed whited mirror and vanity lighting completed the design our client had envisioned.
Finding the right shower design that would be perfect for bathing a baby was a small challenge. We started from scratch with a new porcelain tub, white subway tile and glass tile accent enclosure, shelf insert for storage, and a single handle chrome shower head and faucet. The frameless french glass shower doors not only adds style but allows great functionality when bathing a child.
This laundry closet transformation was top on our client’s list. She needed easier access, a place for storage and folding clothes, as well as a way to hang wet clothes with ease. We created a more functional space including new front load washer and dryer, new cabinets and hanging bar, a formica countertop, and new mission style closet doors. We also provided some extra space by moving the wall back.
Whether getting your home ready to sell or not, exterior updates are just as important as the interior when trying to create an inviting property for guests and potential buyers. But often cleaning up and refreshing after a long winter can seem overwhelming and costly. Therefore, we put together the following checklist with simple, inexpensive ways to instantly add curb appeal and get your home noticed on a limited schedule and budget.

Start with some basic clean up — give your home’s siding a good power wash, touch up trim with fresh paint, remove debris from gutters, repair cracks in driveway/walkway and spread fresh mulch in beds.
Spruce Up Landscaping
Remove dead shrubs, prune bushes, weed and add pops of color with new annuals. Assess the condition of your lawn and decide whether to reseed or add sod if uneven and patchy. Add a generous layer of natural mulch to beds to complete the whole look.
Create A Welcoming Front Porch
Update the front porch with a fresh coat of paint for the front door, bright accessories such as a beautiful welcome mat, potted flowers and plants in urns, colorful accent pillows placed on a bench and finish with a floral wreath for the door.

Prepare Deck and Patio For Entertaining
Clean off debris by power washing deck, replace broken boards and refinish if necessary. You’ll then be ready to layer on fresh accessories and decor — lanterns, throw rugs, umbrellas, garden stools, and plastic dishware is all that is needed to create a party-ready patio for summer.
